In late February 2026 — before any regional geopolitical tension materialised, when the market was still calm — we were days from executing a major GCC real asset acquisition. Capital was committed. Investors were ready to deploy. The seller had agreed to our terms. The deal passed our base case underwriting.

It failed our downside model.

We walked away.

This was not a reaction to external conditions. It was pure underwriting discipline — applied at the moment it was most expensive to apply it. A deal that passes base case but fails severe case does not meet our standard. It did not proceed. No capital was deployed. No exceptions were made.
